EPC Rating Guide for Landlords and Sellers

Understanding EPC ratings is essential for anyone selling or letting property in the UK. Whether you’re a landlord needing to comply with minimum energy efficiency standards, a seller wanting to attract energy-conscious buyers, or a homeowner looking to reduce bills, this guide covers everything.

What Do EPC Ratings Mean?

An EPC rates a property on a scale from A (most efficient, score 92โ€“100) to G (least efficient, score 1โ€“20). The certificate shows two ratings: the current rating and the potential rating (what the property could achieve with recommended improvements). It also shows estimated energy costs and a list of cost-effective improvements.

The average UK home achieves a D rating (score 55โ€“68). Properties rated A or B are rare in the existing housing stock but common in new builds.

Minimum EPC Ratings for Landlords

Since April 2018, all rental properties in England and Wales must hold a valid EPC with a minimum rating of E before being marketed for a new tenancy. Properties rated F or G are illegal to rent without a registered exemption on the government’s PRS Exemptions Register. Landlords face fines of up to ยฃ30,000 for non-compliance.

The government has consulted on tightening the minimum to C for new tenancies. Although the timeline has shifted, landlords are advised to plan for this requirement and invest in improvements now while funding support โ€” such as the Great British Insulation Scheme and ECO4 โ€” is available.

How to Improve Your EPC Rating

The most cost-effective improvements depend on your property’s construction, but typically include: loft insulation (up to 25cm depth, achievable for ยฃ300โ€“ยฃ600 or free under ECO4 for eligible properties); cavity wall insulation (ยฃ400โ€“ยฃ800 for a standard semi); a modern A-rated condensing boiler with full controls (ยฃ2,000โ€“ยฃ3,500); double or triple glazing; solar photovoltaic panels (ยฃ5,000โ€“ยฃ8,000 for a standard installation); and LED lighting throughout.

EPC Validity and When to Renew

An EPC is valid for 10 years. You can use the same certificate for multiple tenancies or a sale within that period. However, if you make significant improvements โ€” new insulation, a new boiler, solar panels โ€” it is worth commissioning a new EPC to reflect the improved rating, which can increase appeal to buyers and tenants and demonstrate compliance with minimum standards.
